The leasing staff is AWFUL. Carly is the only one that is worth any kind of commendation. She was the one who showed me around and persuaded me to lease with this company. She is kind, patient, and understanding.
Modern-ish Apartments.
Apartment is great neighbors are great. Great area. But the office staff is terrible. I have only one who is customer friendly others act as if they don't want to be at work or as if they don't know what's going on. Their is no drop box so if u have to work late and the office is closed your rent will be late. The communication by the staff is terrible. I wouldn't recommend this place if you interact with the office much to rely on them to assist you with much.
Oct 5th - When I got home from work, there were more stinkbugs crawling in my bedroom, on the window and walls. I put in another service request.
Oct 8 - I called the office, couldn't reach Casey, talked to Stephanie instead. I asked Stephanie when the window would be fixed and her reply was short and with attitude, "Well, there are a lot of service requests right now, he'll get to it when he can." I told her I needed a better answer, a more approximate estimated time and she told me she would call the pest control / maintenance person and then call me back to let me know. She never called me back, couldn't get a hold of someone in the office again.
I've lived at Festival Park since January 2015 and I love, love, love my apartment. It is close enough to the city of Richmond but still far enough away for peace and quiet. I have a 2 bedroom, 2 bathroom apartment at a great price and I am satisfied with the space, look, and feel of the place. I can hear my upstairs neighbor quite a bit and of course, because my apartment is beside the train tracks, I hear trains coming and going at all hours of the day. Those things do not bother me though as it makes me feel like I'm not alone.

Oct 6th - Pest control was supposed to spray in the morning but when they got there they said the bedroom door was locked (which it was not) so they left because they couldn't get in. I called the office and Casey said she didn't know when the pest control person would be able to come back to spray again but that it would be done same day as long as I was home to let the person in. I waited the ENTIRE evening and no one showed up or called to let me know they weren't coming. I also received an email saying the service request was completed (which it clearly had not been) so I put in the 3rd service request for the same issue.
Oct 1 - The first time I talked to Casey she said that there was nothing they could do except spray the areas because no one could find the entry point. After pest control sprayed the bedroom window, throughout the weekend, it seemed as though the problem had been resolved.
Here's what does bother me:
I've been at Festival Park for 7 months now and I love my apartment. I have always had great interactions with office and maintenance staff. Any work order I've needed has been completed that same day. The location is perfect for me since I work by Fort Lee and frequent Richmond. I'm about 20 minutes from work and downtown. I also love my bamboo floors and real granite counter tops. I looked at several other places before moving here and I never regret my decision.
Sept 30th - Found stinkbugs crawling on my bedroom window. Put in the first service request.
It is totally unacceptable that no one could find the entry point for the bugs (or give me the run around multiple times) and then to tell me to basically "deal with it". The lack of communication is astounding - how difficult is it to keep someone in the loop?

I have had recent contact with Stephanie and Casey and I am completely disappointed in the service I received in reference to a maintenance service request. Almost two weeks ago, stinkbugs began to infiltrate my bedroom, specifically crawling on the blinds and molding of the bedroom window. I put in a total of 3 service requests in a matter of a week because the pests were not being eradicated as they should have been.
Oct 9th (today) - Casey calls me back after I called the office early in the morning to tell me that the window wasn't broken, it was just not closed all the way and that's how the stinkbugs were coming in. - Again, how was this not figured out the first time??? I ask her what the next steps will be if I get home and there are still stinkbugs in my bedroom. She didn't have an answer! She just said, "We'll cross that bridge when we come to it."

Oct 7 - Could not get a hold of anyone in the office for half the day and when I did, Casey said she would call me to let me know what the outcome was from pest control. She called, left me a message saying that the pest control person / maintenance person said the window was broken and that was how the pests were coming in so she would put in a work order to have it fixed. - How was this not figured out the first time?
